We are an ISO 9001:2015 certified firm of Chartered Quantity Surveyors, providing diversified Quantity Surveying services within Sri Lanka and overseas. The firm is duly registered as a limited liability company under the Companies Registrar of Sri Lanka.
We use various methods and techniques to ensure that the projects are completed within the planned constraints/limits. We work together with the designers (Architects and Engineers) as one team to ensure that the designs are completed within the client’s budget. In order to do so we also perform an advisory role in value management such as providing building economics analysis, conducting facilitated workshops, selecting alternative procurement systems and the like. Additionally, we also provide adequate advices on prevention of construction related disputes, claims and the like.
In order to provide option of multidisciplinary consultancy services to our clients when such services are requested, we work jointly with our associated company PROMAP Private Limited that has the ability of providing complete consultancy services with Architectural, Structural, Mechanical, Electrical and Plumbing (MEP), and Construction Supervision inputs.

Lalith Ratnayake
Director
Chartered Quantity Surveyor Mr. Lalith Ratnayake is one of the founders of VFORM Consultants Private Limited.
He has experience in both building and infrastructure projects locally & overseas. His experience includes Contracts Management / Contracts Administration, Quantity Surveying (QS), Project Management, QS Service Outsourcing, Technical Audits, Claims Management and Dispute Management services of many medium and large-scale projects. The projects he is involved in mainly encompass high-rise commercial buildings, hospitals, hotels, resorts, mixed developments, manufacturing facilities, sports facilities, high end fit outs, renovations, refurbishments, green buildings, roads, bridges, hydropower and water supply.
Having obtained B.Sc. (QS) Honors degree in Quantity Surveying from University of Moratuwa, Sri Lanka, he has completed M.Sc. in Project Management also from University of Moratuwa.
He has started his career as a site Quantity Surveyor in 1992 and worked in internationally and locally reputed firms in senior positions prior to finding his own practice of VFORM Consultants Private Limited in 2006. Mr. Lalith Ratnayake is a Fellow member (F.I.Q.S.SL) of the Institute of Quantity Surveyors, Sri Lanka (IQSSL). He has held various positions in IQSSL and was the Past President of IQSSL during the term 2019/2021.
He possesses over 30 years of professional experience in Dubai, Abu Dhabi, Maldives and in Sri Lanka.
His engagements include conducting public seminars, moderating panel discussions in many professional forums, participating as a resource person in various industry initiatives and representative of diverse construction industry related committees and contributing to Continuous Professional Development (CPD) programmes.
Mr. Lalith Ratnayake has been a visiting lecturer for B.Sc. QS programme for more than 15 years and M.Sc. Construction and Law and Dispute Resolution course, at University of Moratuwa for the contract interpretation and claims management subjects. Further, he has involved in guest and visiting lectures in many other academic institutions and involved as a faculty board member of few state and non-state sector universities. He is a contributor to a large number of researches and has published many technical papers.
The vast practice experience, high involvements in professional activities, unremitting industry interactions and continued exposure to academic activities made him a much sought after professional in the construction sector.
